JOB DESCRIPTION
Location: Columbia SC
Schedule: Monday – Friday, 8:00 AM – 5:00 PM (with rotating on-call schedule)
Pay: $19/hr + DOE

Position Overview:
We are seeking a reliable and dedicated Apartment Maintenance Technician to join our team and contribute to an exceptional resident experience at our community. This role is crucial to ensuring the quality, cleanliness, and safety of the property while working collaboratively with a supportive team. Key Responsibilities:
- Repairs & Maintenance: Provide high-quality maintenance and repair services to ensure that all systems and components within the community are operating efficiently and safely.
- Resident Satisfaction: Deliver timely and courteous service to residents, addressing service requests within 24 hours to maintain satisfaction and trust.
- Team Collaboration: Work closely with the Maintenance Manager, Operations Manager, and the broader team to ensure smooth operations and maintenance standards.
- Preventive Maintenance: Assist in the implementation of the community’s preventive maintenance program, ensuring equipment and facilities are regularly inspected and maintained.
- Property Upkeep: Help maintain the property’s curb appeal and overall appearance, ensuring it remains market-ready and aligned with the company’s standards.
- Vacancy Turnover: Assist with the timely refurbishing and preparation of vacant units, ensuring they are move-in ready according to company guidelines.
- Regulatory Compliance: Ensure the property complies with all local, state, and federal regulations, including housing laws and safety standards.
- Inventory & Budget Management: Help maintain the inventory of maintenance supplies, ensuring all tools and materials are available for efficient service delivery while adhering to budgetary constraints.
- Safety & Work Practices: Follow all safety protocols, ensuring the proper use and storage of hazardous materials, tools, and equipment.
- Vendor Supervision: Supervise and assist contractors on site, ensuring all external services are performed to company standards.
- On-Call Duties: Be available for on-call service as required to address emergency maintenance issues.
Qualifications:
- Proven experience in general maintenance, repair, or related field.
- Strong working knowledge of plumbing, electrical, HVAC, appliance repair, and other building systems.
- Excellent communication skills and the ability to interact professionally with residents and team members.
- Ability to prioritize tasks and manage time efficiently.
- Strong problem-solving skills and the ability to troubleshoot and resolve maintenance issues quickly.
- Knowledge of safety protocols and adherence to regulatory standards.
- Must be able to lift up to 50 lbs and perform physical tasks that may require bending, climbing, and standing for extended periods.
Preferred Qualifications:
- Experience in residential property maintenance or facility management.
- EPA certification (for HVAC or refrigerant handling) or equivalent certification.
- Knowledge of Microsoft Office Suite or other software related to maintenance management systems.
